The Spring Mill Campus, a 508,500-square-foot office complex in Whitemarsh Township, is up for sale.

Owner Alliance HP, a Bryn Mawr-based real estate investment firm, is seeking a buyer or capital partner for the seven-building property at the corner of East Hector Street and East North Lane in Conshohocken, the Philadelphia Business Journal reported Wednesday, Sept. 9. Commercial brokerage JLL has been tapped to market the campus, Commercial Real Estate Direct reported Thursday, Sept. 10.

Alliance HP purchased the campus in 2019 for $74 million, according to Montgomery County property records. The Philadelphia Business Journal reported the price as $81 million. After acquiring the property, the firm invested $15 million in renovations and boosted occupancy to 86%, according to the Philadelphia Business Journal.

The campus sits less than a quarter-mile from SEPTA's Spring Mill Station and includes 1,600 parking spaces. The smallest tenant space is 756 square feet; the largest is 50,000 square feet, according to the campus website. The longest-tenured tenant has been on site for 26 years.

The property carries a layered history. The Lee Tire & Rubber Company built the original structure around 1909 and operated there until about 1978, according to MoreThanTheCurve. The main building earned a spot on the National Register of Historic Places in 1984. Developers first converted the site into an office campus in 1987.

Among the seven buildings is the Peter Legaux Mansion at 446 East North Lane, which dates to 1735 and is also listed on the National Register, according to the campus website.

No asking price or sale timeline has been publicly disclosed. JLL is marketing the property.
